How Can we prevent dues from going up?
Having spent several years creating, managing, and revising budgets for owners associations in the Valley, as well as reviewing the 2024 budget approved by the current Board of Directors, I am highly confident in my ability to help minimize or prevent any increase in homeowners’ dues for a considerable number of years.
As an example, the Board approved a new landscaping company and also increased annual landscaping expenses by 30%. It appears that this increase is due to enhancements which should have been budgeted as a capital improvement item and also considered a reserve item. This along with several other items I noticed would have prevented dues from increasing. – Anh Jung
How can we change the management company?
By the decision and vote of the Board.
What systems or processes can we put into place to have more transparency between Owners, Board, and Management?
When I first moved into the community, it became evident that there were several factors contributing to the issues, such as complacency and inadequate management of homeowners’ communication and issues.
How can we solve the parking issues?
HB2298 amends ARS 33-1818 which means that if the Association does nothing to retain the its right to enforce parking, beginning 2025, the Association will lose its rights to enforce the community’s roads. Unless homeowners truly feel an urgency to remove the enforcement rights, it will require a quorum of all homeowners which is 1/10th and then 50% vote of owners in attendance.
When is the 2024 Board of Directors Election?
According to the information we have been provided, voting will begin February 1st through 21st. Absentee voting is also available. Please be sure to mark your calendars – we need your vote!

Do you have to be an owner to be on the Board?
Yes, according to the Bylaws, to serve as a Board Member you must be a member, which is a homeowner at Power Ranch.
