ANH JUNG

Ms. Jung has dedicated the past 22 years of her career to the fields of residential and commercial real estate leasing, sales, and property management. Over the last five years, she served as the manager for a prominent commercial real estate development and management firm in Arizona. In this role, she oversaw twelve office, industrial, and retail properties, of which 11 are Owners Associations. Throughout her career, Ms. Jung has effectively managed anchor retail tenants like Sprouts and Planet Fitness. She also successfully negotiated leases and renewals for Starbucks and Potbelly Sandwiches. Additionally, she played a key role in assisting local business owners with their office spaces and establishing new Owners Associations, meticulously crafting each budget item, personally coordinated and negotiated with service vendors to obtain the best value for her clients.  She is well-versed at organizing the initial Board of Directors, coordinating with various legal entities to draft and establish the Articles of Organization, and amending Declarations for a number properties.

Anh spent her childhood in Gainesville, Georgia – a small town at that time – where she initially rebelled against attending cotillion but now appreciates all the Southern etiquettes she acquired and still value the simplicity of words such as “yes, ma’am,” “yes, sir,” and “thank you!”  She is also not afraid to speak up and fight for what she believes in! 

She holds a Finance degree in Business Administration from the University of North Carolina at Chapel Hill as well as a Masters degree in Marketing.

When not working on real estate projects or managing properties, Anh enjoys spending time at Power Ranch with her husband, daughter, their small white Maltese, and jolly black rescue Labrador Retriever; occasionally, you will see them together on bikes, riding  around the community. 

During moments of solitude, Anh immerses herself in learning new skills.  She is an avid gardener, ceramicist, and  blogger. She also enjoys analyzing real estate deals and invests in places she loves which includes Arizona, where she has been a resident since 2014.

Q&A

A strong community is founded upon trust and transparency. However, when a community becomes accustomed to accepting the status quo or lacks the drive for change, it often leads to complacency and mistakes.

While I have faith in the current Board of Directors’ good intentions, after speaking with several Board and Committee members about their concerns and where they would like to see change, the concensus is that the issues they face have grown too complex for them to comprehend or resolve. 

Drawing from my extensive experience in managing Associations and successfully implementing emergency rescue plans to reverse situations where owners’ dues were consistently increasing, I was able to effectively reduce costs, decrease dues for owners, re-negotiate vendor agreements while ensuring superior service.

Personally, I did not initially intend to run for the Board. However, my journey started with a simple violation for having a planter in my front yard. This incident of trying to solve a simple issue led me to uncover broken processes that I knew were not typical of how a Board of Directors or a management company that I have seen operate. 

Finally, when I met the other homeowners at my first Board Meeting, I grasped the enormity of the snowball that had been building up for the last 20 years here at Power Ranch. I am fully aware that the right choice, although challenging, is not always the one favored by everyone when it involves change. Change can be chaotic, but my determination for change has surpassed the tremendous challenge of achieving it.

As a homeowner, I often find myself becoming deeply passionate and allowing my emotions to guide my decision-making process when confronted with violations. I sympathize wholeheartedly with fellow homeowners in such situations. With that said, what sets me apart is not just my empathy, but also the fact that I have received professional training and possess hands-on experience as a manager of real estate properties for high-net worth individuals, corporations, and Owners Associations. This practice equips me with invaluable skills to effectively address similar scenarios within our community when emotions run high. In my spare time, I have completed additional courses in legal and accounting to stay current.

In addition to my educational background and accumulated experience over the years, I find what is most important to me is a genuine curiosity, love, and respect for those residing in our community. While I am fully aware of the immense responsibility and time commitment required to fulfill this role, my ultimate goal is to assist my neighbors and contribute towards creating an improved community that benefits future generations.

As mentioned previously, having had experience sitting on the other side of the table and managing finances for Associations, as well as advising the Board of Directors, I have continued my due diligence in investigating why there appears to be a breakdown in communication and conflict resolution with the management company.

 

During this process, I have identified several “bottlenecks” and flaws in the system that can be easily rectified with proper leadership and guidance from the Board of Directors and its Committees.

 

Moreover, there are simple yet effective improvements to build trust, such as implementing livestream broadcasting of meetings to ensure full transparency.

 

Taking into account my recent review of the 2024 budget, I am confident that I will be able to identify strategies to reduce costs for homeowners or at least prevent dues increases for several years while maintaining Power Ranch’s integrity and aesthetics.

 

Parking and design review committee violation issues in the Arbors, Willows, and Villages will be addressed immediately through the vote and decision of the homeowners who live in the respective Neighborhoods.
